Where you can find a home

Town centre houses are usually older and more expensive than those in the suburbs. It is advisable to broaden the scope of the search. 

It is also desirable to find a home in a quiet neighbourhood with easy access to different services (super market, banks, regular public transport).

You should take a close look in the following factors

Check thoroughly the home for damages and mention them to the owner, in order that you get it in a good working order.

A newly built or even relatively new home offers new technology energy frames and better insulation, factors that keep the house warm in winter and cool in spring and summer. As follows, you save on oil or electricity costs for air- conditioning or gas. 

You should prioritize homes with autonomous heating for the above reasons.

What about pets? Your contract should state whether they are allowed.

Bureaucratic issues that concern you

The lease of a home is valid for at least three years, even if a shorter or an indefinite period has been agreed. After the lapse of three years, the lease may expire at any time, by filing a simple complaint from the landlord or tenant.

Concerning the residential leases, the amount of rent is freely adjusted and binds (/indentures) both parties. 

Do not accept or sign terms that you do not understand or fully agree with. You could ask a lawyer or an experienced broker.

Delayed payment of building fees and shared utility bills has the same effects of rent arrears. Get informed about the amount of these bills in advance. 

Perhaps a more cost-effective alternative to renting a home is to buy it, since you can either continue to rent it to other individuals or sell it, after the end of your student years.
