The area
The location
The distance between the location of the house and your work is of the utmost importance. A cheap apartment which is away from work, does not save you money, as you will spend more on commuting.
The transportation
The closer to the subway or to stops of other means of transport, the better.
The neighbourhood
Take a walk in your prospective new neighbourhood and examine if you feel safe. At the same time look around if there is a supermarket, bakery, pharmacy/ drugstore and other useful shops nearby. In addition, you could visit the neighbourhood with your car to see if it is easy to find a parking space.
The house
Type of heating
Central or autonomous? Crude oil or natural gas? In case of central heating, do the other tenants pay? If not, is there an air conditioner or other source of heat in the house?
The plumbing
The most common wear and tear at home. Check up for leaks, for proper toilet flush and water heater function, as well as for other problems.
Mould or humidity
Check low and high parts of the walls for signs of humidity and mould odor, especially in built-in closets/ fitted closets and home’s cupboards.
The frames
Check windows and balcony doors for any gaps that allow the air to enter. In the case of old frames the heating needs are increasing.
Electrical issues
Check the normal operation of the home’s distribution board (breaker/ electrical panel). If the home has electrical appliances, check that they are working properly.
Airy and sunny
Is natural lighting, which penetrates the home, adequate? Moreover, has it got balcony doors- windows that allow ventilation?
The bathroom
Do the bathroom plumbing work? Is there any mould or humidity? Make sure you check both.
Procedural aspects
Duration of the contract
The less your commitment time, the better. Even in the case of a lease for one year, for example, you are protected for three years.
Shared utility bills
Ask for the average utility bill cost in the building to make sure there are no unreasonable charges.
Unpaid balance
Had the previous tenant “forgotten” to pay PPC? Check for any pending issues on time.
