What is called Energy Performance Certificate?
The Energy Performance Certificate represents the energy classification of a building and is issued for all real estate (houses- detached houses- blocks of flats- apartments- shops- offices) (completed or under construction)
The E.P.C provides general information about the building, the estimated total and annual primary energy consumption of the reference building and the building under consideration (examination), the annual energy consumption by each energy source and the final use of energy consumption, the actual annual, total final energy consumption, the estimated and actual annual carbon dioxide emissions, as well as ways and suggestions for improving the energy efficiency of the building.
The E.P.C is valid for 10 years from its issuance except in cases of radical renovation, in which a new one must be issued.
The cost of issuing the Energy Performance Certificate varies according to the area of the property. It is noteworthy that the owner is charged with that cost.
Is E.P.C necessary?
Every purchase and sale transaction must be accompanied with an official copy of the E.P.C. The same applies to any property lease. This makes the Energy Performance Certificate compulsory for any property transaction or tenancy.
